  • We discuss different pricing strategies and make a recommendation based on the current demand and supply in the market

3. Promotional materials

  • We organize for professional photographers to come in
  • Create professional flyers for the subject property
  • Prepare MLS listing
  • We will reach out to our reciprocity network of realtors to increase exposure
  • Social media advertising through facebook and instagram

4. Launching

  • We welcome every person that walks through your doors
  • We follow up with every buyer or their agent
  • We answer every inquiry that comes in
  • Reviewing and implementing the most effective strategies with client
  • Setting up and arranging time for showings and access to property. Defining a time frame that respects both parties.
  • Bi-Weekly update and review with clients including trend reporting, new comps, and marketing performance.

5. Negotiating Contracts of Purchase and Sale:

  • Properly explain the negotiating process
  • Review all written offers without delay and offer advice to the Seller
  • Review Buyer qualifications with Buyer’s agent
  • Draft Seller’s counter offer and Communicate with the Buyer
  • Ensure distribution of accepted agreement
  • ensure collection of deposit
  • follow up on progress and removal of conditions
  • keep Seller fully informed of all progress and changes
  • Attend any inspection as appropriate
  • Assist in the appraisal of the home if required by financial institutions
  • Forward contracts and documents to Lawyers/Notary/Brokerage/Mortgage Specialists
  • Follow up with Notary/Lawyer prior to completion to ensure a smooth transaction
  • Go through checklist with Seller

6. Completing the sale and Post Sale Customer Service:

  • Attending the signing of legal documents for the transfer of title.
  • Go through warranty procedures and functionality with client.
  • Answer any inquiries that our Buyers have with a quick time response.
  • Follow up with any loose items such as hold backs that require attention
  • Now that the business items are completed, its time to celebrate!
